Dvele ADU Design & Permitting: The Corona Owner’s Guide
Dvele ADU design and permitting in Corona typically runs $8,500-$14,000 for the full permit set and city coordination, with most Corona homeowners receiving their approved permits in 10-14 weeks. We stock Dvele-compatible specifications on every project and can begin your permit set within 48 hours of site measurement. Most Corona owners first realize they need dedicated Dvele permitting help when the factory delivers their module and the city won’t sign off because the foundation plan doesn’t match Dvele’s structural drawings, or when they discover Dvele’s standard foundation details need redlining for Corona’s expansive clay soils.
Which Dvele Models This Applies To
Dvele produces three product lines relevant to Corona ADU owners: the Studio (400-550 sq ft), the One (600-800 sq ft), and the Two (900-1,200 sq ft). Each ships with a factory structural package stamped by a California-licensed engineer, but that stamp covers the module only, not the site-specific foundation, utility connections, or Corona Planning Department compliance.
Here’s how to identify which Dvele documents you actually have: the “Dvele Structural Package” covers module lifting and transport loads; the “Site Integration Package” covers foundation and utility rough-ins; and the “City Submittal Set” is what Corona requires, which must merge both packages with your property’s survey, Title 24 energy calculations, and Corona’s specific ADU checklist. We see owners confuse the first two constantly. The factory structural package is not sufficient for permit.
On OEM versus after-market: Dvele provides their structural package at purchase, but the site integration package often needs substantial redlining for Corona’s conditions. We do not substitute non-Dvele structural elements, but we do produce Corona-specific foundation details, drainage plans, and utility connection diagrams that Dvele does not include. Our permit sets are produced in-house and stamped by our structural partner, not farmed to a third-party permit expediter.
Ellery ADU Studio Corona is an independent design-build studio. We are not affiliated with Dvele, though we have specified and coordinated more than a dozen Dvele installations across Riverside County since 2019.
Signs Your Dvele ADU Design & Permitting Is Failing

- Corona Planning returns your Dvele submittal with “incomplete” on the foundation plan. The factory drawing assumes a generic 4-inch slab on grade. Corona’s geotechnical reality is expansive clay with a Plasticity Index above 25, which typically requires a post-tensioned slab or pier foundation that Dvele’s standard detail does not address. We redline for actual soil conditions on every Corona Dvele project.
- The city asks for a drainage plan you don’t have. Dvele’s package includes roof drainage schematics, but not site grading or stormwater detention. Corona requires compliance with the Riverside County Flood Control District for any new impervious surface over 200 square feet. We produce the hydrology calculations and detention sizing the city actually wants.
- Your Dvele module arrives and the crane pad location conflicts with setback. The factory drawing shows a generic crane reach radius. On Corona’s typical 6,000-7,500 sq ft lots in neighborhoods like Sierra Del Oro or Dos Lagos, that radius often encroaches on the 4-foot side setback. We map crane swing before permit submittal, not after delivery.
- Title 24 compliance is rejected because Dvele’s HERS rating doesn’t match your site. Dvele modules are factory-HERS-rated, but the combined system, including your site-built foundation and any garage conversion envelope, needs a whole-project CF-1R. We run the combined energy model and produce the compliance documentation in-house.
- The utility connection detail shows a gas line stub that doesn’t match SoCalGas’s actual service location. Dvele’s standard detail places the gas stub at the module rear. Corona’s older neighborhoods, especially south of the 91 near Grand Boulevard, often have gas services at the front property line. We field-verify utility locations and redraw the connection detail before submittal.
Before
AfterReplacement Cost & What’s Included
Dvele ADU design and permitting in Corona runs $8,500-$14,000 for a complete permit set and city coordination, with the range driven by three factors: whether your lot needs a soils report (typically $1,800-$2,400 additional on sloped or fill sites), whether you’re in a Corona historic overlay or HOA with design review (adds 3-6 weeks and $800-$1,500 in supplemental documentation), and whether your Dvele module is a Studio, One, or Two (larger modules trigger additional structural verification and energy modeling).
What’s included: site survey coordination, full structural permit set merged with Dvele’s factory package, Title 24 energy compliance, drainage and utility connection details, all city submittals and resubmittals, and attendance at any required Planning or Building Department meetings. We do not charge separately for redlines or revision rounds. Under Haven Standard Clause 1, you receive a written price before any work begins. Under Clause 5 (No Surprises), that price is locked at contract signing.
Every permit set includes our documented photo record of existing conditions, which becomes your baseline if disputes arise during construction. Our 365-Day Done Right Promise applies: if the built ADU does not match the permitted drawings, we make it right, in writing, before your project starts.
DIY or Call Us?

Some Corona homeowners attempt Dvele permitting themselves using the factory package alone. What you can safely verify on your own: your lot’s zoning designation on Corona’s online GIS (check R-1, R-2, or R-3), your property’s approximate square footage against the city’s ADU size calculator, and whether your Dvele module’s dimensions fit within the maximum allowed footprint.
Where DIY goes wrong: merging Dvele’s structural package with site-specific conditions requires California-licensed engineering for the foundation and connection details. Corona Building Department will reject any submittal without a California PE stamp on the foundation plan. The factory stamp covers the module, not your dirt. We’ve also seen homeowners miss Corona’s fire separation requirements for attached ADUs and underestimate the drainage detention sizing by half.
We’re not going to tell you this is impossible to figure out alone. We will tell you that our last three Corona Dvele clients each spent four to seven months on DIY permit attempts before hiring us, and two of them paid permit resubmittal fees twice. Tell me the lot dimensions and I will tell you what fits, and what it will actually cost.

FAQs
From complete submittal to issued permit, Corona Building Department typically takes 10-14 weeks for a Dvele ADU with no complications. Historic overlay districts or variance requests add 4-8 weeks. Call (951) 476-3715 and we’ll review your lot’s specific timeline, estimates are free.
No. Dvele’s factory package covers the module structure only and is not accepted by Corona as a complete permit submittal. You need site-specific foundation, drainage, utility, and energy documentation that Dvele does not provide. We produce this in-house as part of our single-contract design-build service.
Site measurement to permit issuance typically takes 12-16 weeks, including two weeks for our permit set production, one week for your review and sign-off, and the city’s 10-14 week review. We begin scheduling site prep and utility rough-ins at week 10 so construction starts within days of permit issuance. Call (951) 476-3715 for a project-specific timeline.
We maintain current Dvele structural and integration specifications for all three product lines and coordinate directly with Dvele’s project team on your behalf. You do not manage that relationship, we do, under our single contract. Call (951) 476-3715 to confirm current lead times for your specific Dvele model.
