Measure your available setback: Corona requires 4 feet side and rear for detached ADUs, but some zones allow 3 feet with fire-rated construction. Where DIY goes wrong is the permit set. Plant Prefab’s factory drawings are not submittable as-is. They need site adaptation, a California-licensed engineer’s wet stamp for foundation and anchorage, and coordination with Corona’s specific checklists. Submitting factory drawings without that package gets a rejection in two weeks, and every resubmittal restarts the queue.
